General Description: Project Manager/Estimator manages people, resources, schedule and budget to deliver successful projects. The primary purpose of the Project Manager/Estimator is to estimate the costs for both new construction and renovation projects and ensure the safe, timely and profitable delivery of Trillium Dell projects within the terms of their agreements, while managing the relationships with all project stakeholders that results in meeting and exceeding expectations. The Project Manager/Estimator is responsible for defining the scope, schedule and budget for multiple projects concurrently, while successfully facilitating the relationships with all project stakeholders based on trust and high value, resulting in strong referral clients. Project values and levels of complexity will vary. The PM/Estimator will construct, maintain and communicate accurate project documents for each project.
Reviews bid documents and RFPs
Generates material take-offs from plans
Estimates hours required to perform each component of the project
Prepares subcontractor bid packages
Procures and compares quotes from subcontractors and vendors
Collects information in estimating template/software
Develops and maintains awareness of construction costs by collecting and studying information and improving estimating template data
Maintains accurate and up to date database of local costs to inform future estimates
Recommends ways to make a project more cost effective or profitable
Listens and clearly communicates all aspects of project to project stakeholders on a regular basis, both informally and formally.
Prepares contract documents, payment terms and agreements with clients.
Provides project cost reports to management team and progress and cost reports to client monthly.
Works with Controller to track job costs and maintain up-to-date projections of expenses and payments for each project. This should be accurate to within 10% of reality for the coming 8-week period at all times.
Seeks to improve overall project values and create new work opportunities through management of Change Orders.
Secures positive feedback and work referrals from clients.
Ensures Quality Assurance and Quality Control systems are in place and audited for all projects.
Ensures delivery of Operations & Maintenance packages to client is consistent with project scope and client expectations.
Coordinates with Trillium Dell design office, other consultants / contractors as necessary to ensure compatibility of TD design with other aspects of the building.
Provides the primary point of contact for clients and assure appropriate client care.
Ensures that clients are kept up to date regarding budget, scope, schedule at all times. Seeks the fastest and most effective method to communicate with clients at all times.
Maintains an up to date project schedule for every project managed. Coordinates with Production Manager and Shop Manager to assign staff resources to projects.
Attends weekly PM meetings with Production Manager and Shop Manager. Provides up to date information about job costs, scope, design and schedule.
Coordinates with Production Manager and Purchasing Manager to procure materials and services from suppliers and sub-contractors. Contributes to development of strong supplier and sub-trade network.
Escalates cost or client relationship issues to the Management Team when the project is at risk.
Is a leader in the effort in driving to excellence in everything associated with delivering value to our clients, and facilitates a post mortem/debrief at the conclusion of each project to improve best practices.
College degree (Construction management or related degree preferred)
Five years of experience in a similar position in the construction industry
Excellence in the use of office and project management software
Love of numbers & great written and verbal communication skills
Leadership, project and time management skills
Ability to exercise good judgment and make strong decisions without hesitation. They must be principled, honest and firm in their negotiations and dealings with others.
Experience using estimating software and Excel
Ability to read and understand architectural plans/blueprints
Ability to work to tight deadlines
